New buildings, many tenants.
The Maroochydore City Centre and the Birtinya health precinct are bringing a wave of mid-rise offices, consulting suites and mixed-use buildings. Each one has a base building, several tenants and a car park, and each party needs control over its own doors without seeing anyone else's.
We design that structure from the start. The base building owns the perimeter, lifts and car park. Tenants get their own areas, cards and schedules. Facility managers keep one platform rather than a different system on every floor.
Where it fits
- Office towers in Maroochydore
- Medical and allied health suites at Birtinya
- Student and staff buildings near Sippy Downs
- Strata and mixed-use in Caloundra South
- Industrial complexes with shared gates
- Clubs with staff-only and cash areas
Working with builders.
On new construction we come in early. We review the door schedule, hardware and cabling with the builder and electrician, then commission in stages so early tenants can move in while later floors are still being fitted out.
Clinical tenancies often need tighter control over records rooms, medication stores and after-hours entry. We set those rules with the tenant, and every event is logged.
Typical scope
- Door schedules and hardware review
- Card, fob and mobile credentials
- Lift and car park integration
- Tenant partitioning and reporting
- Links to CCTV and intercom
- Staged commissioning and handover
Common questions.
Can each tenant manage its own staff cards?
Yes. Tenants can be given their own administration rights, limited to their doors, while the building manager keeps overall control.
Can access control be added to an existing Maroochydore building?
Usually. We survey the doors and cabling first, then propose a design that reuses what is sound and replaces what is not.
Which platforms do you install?
We install Inner Range and Gallagher, chosen to suit the size of the building and how it will be managed.
